The final ownership structure you should be aware of is a Self Managed Super Fund (SMSF).
SMSF's are small super funds limited to a max of 4 members, with the structure promoting very strong asset protection. A SMSF will also have considerable tax benefits, including 15% on income and capital gains while in the accumulation phase and 0% tax in pension phase. This means you can sell your assets once in retirement and pay no CGT.
On the downside, borrowing in a SMSF is complicated, strictly regulated and usually requires a larger minimum LVR. Higher interest rates from lenders may also apply.
